ZoningLogic uses artificial intelligence that may produce inaccurate, incomplete, or erroneous results. Our Service provides AI-powered analysis tools and information for informational purposes only. It does NOT constitute:

  • Legal advice or legal services
  • Architectural or engineering advice
  • Professional planning opinions or reports
  • Financial or investment advice
  • Real estate advice
  • Professional consultation of any kind

AI outputs are probabilistic and may contain errors or fabricated information. Always consult qualified professionals (lawyers licensed in Canada, architects, engineers, municipal zoning officials, financial advisors) before making critical decisions. All results must be independently verified with official sources.

Nature of Our Service

ZoningLogic is a software platform that uses artificial intelligence, including large language models (LLMs) and multi-agent orchestration workflows, to assist users in understanding zoning regulations, calculating building potential, and generating preliminary analysis reports. Our Service is designed to be a supplementary informational tool to aid in your research and decision-making process.

The Service processes publicly available zoning bylaw data, property information, and user inputs through AI systems to generate analysis results, visualizations, and reports. These outputs are informational in nature and should be considered as starting points for further investigation, not as definitive answers, professional recommendations, or verified facts.

Think of ZoningLogic as an AI-powered research assistant, not a replacement for professional expertise. Like any AI system, our Service can make mistakes. Just as you would verify information from any research tool, you must verify our results with qualified professionals and official sources before taking any action.

AI System Limitations

AI CAN MAKE MISTAKES — UNDERSTAND THESE LIMITATIONS

Our Service uses artificial intelligence that is inherently imperfect. You must understand and accept these limitations before using our Service.

1. Probabilistic Outputs

AI generates responses based on statistical patterns, not deterministic rules. The same query may produce different results at different times. Outputs represent the AI system's best assessment, not verified facts. There is no guarantee that any individual output is correct.

2. AI Hallucinations

AI systems may generate information that appears plausible but is factually incorrect. This is known as "hallucination" and can include:

  • • Generating incorrect setback, height, or density calculations
  • • Misattributing regulations to the wrong municipality or zone
  • • Fabricating overlay restrictions or exemptions
  • • Creating plausible-sounding but entirely fictional regulatory requirements

3. Data Currency

While we make reasonable efforts to keep our data sources current, zoning bylaws, official plans, and regulatory frameworks are frequently updated. Our Service may not reflect the most recent amendments, official plan updates, bylaw changes, or site-specific conditions.

4. Complexity Limitations

Zoning analysis often requires professional judgment, contextual understanding, and interpretation of ambiguous provisions. Our AI system cannot replicate the full depth of professional expertise and may oversimplify complex regulatory scenarios. Multi-layered regulations (overlays, special policy areas, secondary plans) may not be properly synthesized.

5. Scope Limitations

Our Service may not identify all applicable regulations, restrictions, or conditions affecting a property. Relevant factors such as pending bylaw amendments, conservation easements, heritage designations, environmental restrictions, easements, or site-specific conditions may not be captured by our analysis. The AI may fail to account for all applicable provincial legislation (e.g., Ontario Heritage Act, Environmental Protection Act, Planning Act provisions).

6. Confidence Indicators

Any confidence levels, certainty scores, or quality ratings provided by our Service are estimates generated by the AI system. They are approximations and should not be treated as guarantees of accuracy or reliability.

No Automated Decision-Making

Our Service does not make decisions on your behalf. All outputs, reports, and analyses are informational tools intended to support — not replace — your own judgment and the advice of qualified professionals. No action should be taken solely on the basis of ZoningLogic's output without independent verification.

Not a Regulated Professional Service

ZoningLogic is a software tool, not a regulated professional service. Our Service does not constitute, and should not be construed as, the practice of law, architecture, engineering, professional planning, land surveying, or any other regulated profession in any Canadian province or territory.

ZoningLogic is not licensed, registered, or regulated by any professional regulatory body, including but not limited to:

  • • The Law Society of Ontario (or equivalent in any province)
  • • The Ontario Association of Architects (or equivalent)
  • • Professional Engineers Ontario (or equivalent)
  • • The Ontario Professional Planners Institute (or equivalent)
  • • The Association of Ontario Land Surveyors (or equivalent)

Our feasibility reports are not substitutes for professional planning reports, planning opinions, legal opinions, or engineering assessments. They should not be submitted to municipal authorities as professional reports or relied upon as the sole basis for development applications, permit submissions, or property transactions.

Not Professional Advice

Our Service does not provide professional advice in any field, including but not limited to:

Architecture & Engineering

Our 3D visualizations and building envelope calculations are illustrative only. They do not constitute architectural or engineering designs, structural analysis, or construction plans. They are AI-generated estimates that may contain errors.

Real Estate

We do not provide real estate advice, property valuations, investment recommendations, or market analysis. Do not make property purchase or investment decisions based solely on our outputs.

Financial

Our Service does not provide financial advice, investment recommendations, or tax guidance. Always consult a financial advisor or accountant.

Zoning Administration

While we analyze zoning regulations using AI, we are not a substitute for official zoning authorities. Our AI may misinterpret regulations. Always verify with local zoning departments.

Feasibility Reports

The feasibility reports generated by our Service are preliminary informational summaries produced by AI systems processing publicly available data. They are NOT:

  • • Professional planning reports as defined under any provincial Planning Act
  • • Legal opinions or legal advice
  • • Architectural or engineering assessments
  • • Binding determinations of what may or may not be built on a property
  • • Substitutes for pre-application consultation with municipal planning departments
  • • Guarantees of municipal approval, permit issuance, or development viability
  • • Permit applications or submissions to any governmental authority

A positive feasibility assessment does not constitute approval, endorsement, or recommendation by ZoningLogic or any governmental authority. Feasibility reports are AI-generated preliminary assessments that may contain errors, omissions, or outdated information. Users must independently verify all information with qualified professionals and official municipal sources before taking any action.

Municipal Authority

Final determinations regarding zoning compliance, permitted uses, building permits, development approvals, and site plan approvals rest exclusively with the applicable municipal and provincial authorities. ZoningLogic has no authority to approve, deny, or make determinations regarding any development application, building permit, or zoning matter.

Information provided by our Service does not represent the official position of any municipal, provincial, or federal government authority. Municipal officials may interpret zoning bylaws differently than our AI system, and their interpretation is authoritative.

You should always consult with the applicable municipal planning department and obtain official interpretations before relying on any information from our Service for development decisions.

Accuracy and Completeness

While we strive to provide accurate and up-to-date information, we make no representations or warranties regarding the accuracy, completeness, reliability, or timeliness of any information provided through our Service. AI-generated outputs are inherently uncertain and may contain errors.

Factors that may affect accuracy:

  • • Zoning bylaws may be updated, amended, or interpreted differently by local authorities
  • • Property data from third-party sources may contain errors or be outdated
  • • Our AI models may misinterpret complex regulations or generate incorrect information (hallucinations)

  • • Regional coverage is limited during beta phase
  • • AI model updates may change how regulations are interpreted
  • • Complex multi-layered regulations (overlays, special policy areas, secondary plans) may not be fully synthesized

Always verify results: You are responsible for verifying all information with official sources, local authorities, and qualified professionals before making any decisions or taking any actions based on our Service. Do not treat AI outputs as verified facts.

Beta Phase Disclaimer

ZoningLogic is currently in beta phase. This means:

  • • The Service is still under development and may contain errors or bugs
  • • Features may be incomplete, modified, or removed without notice
  • • Regional coverage is limited (Kitchener is live, Ontario coverage expanding, more provinces and municipalities coming soon)
  • • Service availability is not guaranteed and may be interrupted
  • • Data accuracy and completeness are not guaranteed
  • • The Service is provided "as-is" with no warranties
  • • AI models may be updated or changed without notice, affecting output consistency
  • • The risk of inaccuracies is heightened during the beta phase

By using the Service during beta, you acknowledge these limitations and agree that results should be verified with official sources and professionals. Beta users assume additional risk compared to users of production-grade software.

Your Responsibilities

When using ZoningLogic, you are responsible for:

  • • Verifying all information with official sources, municipal authorities, and provincial regulators before taking any action
  • • Consulting qualified professionals (lawyers licensed in Canada, architects, engineers, planners) for all critical decisions
  • • Understanding AI limitations — recognizing that our Service uses AI that can make mistakes, produce inaccurate results, or generate fabricated information
  • • Not relying solely on our Service for legal, financial, professional, or property-related decisions
  • • Ensuring compliance with all applicable Canadian federal, provincial, and municipal laws and regulations
  • • Exercising independent judgment and not treating AI outputs as verified facts or professional opinions
  • • Using the Service in accordance with our Terms of Service

The responsibility for decisions made based on information from our Service rests entirely with you. ZoningLogic assumes no responsibility for any consequences resulting from your use of the Service or reliance on AI-generated outputs, including but not limited to property purchases, development decisions, permit applications, financial commitments, or any other actions taken based on Service outputs.

Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, ZONINGLOGIC SHALL NOT BE LIABLE FOR ANY DIRECT, INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM OR RELATED TO YOUR USE OF THE SERVICE, INCLUDING BUT NOT LIMITED TO:

  • • Property purchase or development decisions
  • • Financial losses or missed opportunities
  • • Legal disputes or compliance issues
  • • Errors, inaccuracies, hallucinations, or omissions in AI-generated outputs
  • • Service interruptions or unavailability
  • • Decisions made based on Service information

  • • Reliance on feasibility reports, building envelope calculations, or any other AI-generated analysis

Our Service is provided for informational purposes only. You assume all risk associated with using the Service and making decisions based on its AI-generated outputs. Some jurisdictions, including certain Canadian provinces, do not allow the exclusion or limitation of certain damages. In such jurisdictions, our liability shall be limited to the maximum extent permitted by applicable law.
